21-point Heating Inspection

  • Electronic carbon monoxide detection
  • Check for gas leaks
  • Inspect pilot assembly
  • Check all electrical connections
  • Test and inspect all safety controls
  • Check hot surface ignition or spark ignition
  • Inspect burners for rust and wear
  • Check draft inducer fan motor
  • Check thermostat operation (proper calibration and batteries)
  • Verify proper temperature rise
  • Check gas valve for proper operation
  • Check blower wheel and oil when needed
  • Inspect flue and vent pipe
  • Replace 1” filter
  • Test and adjust gas pressure
  • Clean flame sensor
  • Clear pressure tubing; inspect for cracks
  • Check 90% furnace if applicable
  • Inspect ductwork for energy loss; sealing of system; plenums; take offs; duct wrap; etc

21-point AC inspection

  • Check thermostat operation (proper calibration and batteries)

  • Check air temperature differential between supply and return is within tolerance

  • Inspect and test contactors for burned, pitted contacts

Choose ongoing care for your heating and cooling system. Residential plans include spring A/C and fall heating visits, 21-point inspections, and a standard 1-inch filter. Inspection items vary by equipment.

Gold plans

2 visits • $17/month
Each additional system: $5/month.

Quarterly visits • $26/month
Two seasonal inspections plus two filter-change visits. Each additional system: $5/month.

2 visits • $180/year
Each additional system: $90/year.

All Gold options include priority service within 24 hours, 20% off parts, and $500 off a full system replacement consisting of the furnace, condenser, and evaporator coil.

Monthly Gold plans include no service call charge during regular hours (after-hours calls excluded) and a 10-year warranty on replaced parts. The annual Gold plan includes a 5-year parts warranty.

Silver plans

2 visits • $13.33/month
Each additional system: $5/month.

2 visits • $165/year
Each additional system: $85/year.

Both Silver options include 10% off parts.

Monthly Silver includes priority service within 24 hours and a 5-year warranty on replaced parts. Annual Silver includes a 90-day parts warranty.

Monthly agreement terms: A 12-month commitment is required. After the first 12 months, cancellation requests must be submitted in writing. Quarterly residential visits are offered only with Gold plans.

Commercial maintenance: Twice-yearly and quarterly options are available. Pricing depends on the equipment and application and requires a technician visit. Contact us for a quote.
